Global Construction and Development Inc. is responsible for developments for Canadian clients, while Global Development Management Ltd. is responsible for developments for U.S. and other clients. We operate with lean overheads, keeping permanent staff and costs to a minimum. We work with the owner to establish team members and engage them based on fixed price contracts.
Assignments are customized based on client preferences, by establishing a core team of design professionals responsible for bringing forward the development concept to schematic design, within the confines of market and budgetary estimates. Local legal team members are added, supported by engineering and other professionals required to satisfy local development requirements to obtain necessary zoning and applicable approvals.
Our management ethic for development and construction is simple:
- No financial commitments of any kind are made without the prior written approval of the owner.
- No changes to the design, scope or cost of the project are made without the prior written approval of the owner.
- No surprises.
After the completion of schematic drawings and scope package, we prepare tender packages for consideration by General Contractors who are pre-qualified through owner and development team interviews and references. The project can then proceed by either a conventional design-then-build method, or by design-build through a General Contractor/Architect on a Guaranteed Maximum Price or Stipulated Sum contract at the conclusion of the schematic design process.
Our management ethic is ensconsed in our customized AIA Construction Contract forms to ensure that there are no surprises. These are validated by local legal counsel when appropriate.
